As big box chains continue to close, a pressing question arises: what will become of vacant Staten Island storefronts? While the retail landscape has undoubtedly shifted in recent years, there is still potential for new and innovative commercial tenants to transform these empty spaces.

Making your property presentable before putting it on the market makes sense if you want to make it more appealing to prospective buyers. Nevertheless, you don’t want to splurge on major renovations that will compromise your profits. The key is to focus on the essential repairs that won’t break the bank but will boost your home’s value and overall selling price.

Here’s a list of areas you need to fix before accepting viewings for your property.

Dirty and damaged flooring

Worn-out linoleums, dingy and stained carpeting, broken tiles, or scratched-up hardwood floors give potential home buyers a negative impression that the property isn’t well-maintained or could be hiding more serious structural issues that require significant…

Electrical work requires skilled hands; be it in your home or commercial property. While you may be able to change a light fixture on your own, it would be a sensible idea to appoint a specialist to handle the heavy-duty electrical work.

Hiring an electrician for your home might appear like an easy task. However, when it comes to such electrical services, it would be in your best interest to do a little research before appointing someone for the job. With professional agencies such as THG electrical getting any electrical work done on your property in Adelaide has now become a cakewalk. Storefront VacanciesCasandra Properties CEO, James Prendamano, recently had the opportunity to speak with Tracey Porpora of the Staten Island Advance about a recent report conducted by the City Planning Department entitled “Assessing Storefront Vacancy in NYC.” The report highlighted 2 areas on Staten Island; New Dorp Lane and Port Richmond that have experienced storefront vacancies.

James was quoted saying, “Both of these corridors (New Dorp Lane & Port Richmond Avenue) were once walkable and on-site parking was not a requirement. One of the unintended consequences of downzoning and zone changes in the surrounding neighborhoods have in essence frozen these buildings in time. They don’t have adequate on-site parking that meets the retailer’s requirements.  When you…

I was thrilled to read an article from New York Post on St. George being listed as one of the hottest NYC neighborhoods for 2019. We are proud to be one of the pioneering firms in St. George and Stapleton over the last few years. Casandra Properties has been involved in many projects on the North Shore.

Originally, we did the initial assemblage and worked through the entitlement process for The View that resulted in some of the highest rental comps that St. George had ever seen. We then subsequently sold the building for $22m to a local investor. We are proud to report the building is at 90% occupancy and serves as a cornerstone in the neighborhood.

We were the exclusive reps that sourced the land, brought the developer through the approval…

Urby Apartments Staten Island Casandra PropertiesI’m always happy to weigh in on Staten Island real estate and yesterday I had the opportunity to speak with Tracey Porpora from Staten Island’s Advance.  Without question, we have seen a shift in the way people live here on Staten Island. From the millennials down, there has been a deviation from the traditional larger housing stock we have been accustomed to on Staten Island.

According to Rentcafe.com the average apartment in the US has shrunk by 52 square feet in 10 years.  So, why are people willing to pay more for less?  Many apartment complexes are adding high end amenities to their apartments and building commons spaces. With careful planning you are able to drive higher rents out of smaller apartments. However, today’s consumer is extremely…
