Khari Harper takes it back to the beginning for the Casandra Properties Podcast audience. When he graduated from high school (less than a decade ago), he wasn’t sure exactly what he was going to do, but he certainly knew the 9-5 life wasn’t appealing to him. Khari shares on this real estate podcast that he quit every job he’s ever had, as they were not fulfilling him. He sold cars, did landscaping, and even delivered pizzas. Interestingly enough, when he was delivering pizzas, he took it upon himself to text people when their food was arriving, long before Door Dash did it. Always enterprising, Khari says, “No matter what I did, I was going to do it to the best of my capabilities and took pride in everything I did.” Whether in pizza delivery or specializing in client acquisition for real estate professionals, it is evident that strategic mentality remains firmly in place. James Prendamano notes that similarly, he did not find traditional academics appealing, yet, like Khari, they are both natural-born problem solvers.

Getting into Real Estate

In 2018, just three years ago, Khari got his real estate license. Unintimidated, Khari says he would cold-call and knock on doors. He then asked a former colleague – How do you do it? What do you do? His colleague Jordan told him “I use Google ads and Facebook ads.” With that advice, Khari developed a system to utilize those services more effectively with The Real Estate Robot. It takes time, though, you must be patient. And every time you stop a Google or Facebook campaign because you think it’s not working, you wind up starting from the bottom again, Peter Gambino and Khari agree.

You’re Going to Spend Anyway; Spend on Advertising

Khari specializes in acquiring both buyer leads and seller leads for his clients. In this market, of course, he’s focused more on seller leads, which of course are most important for the licensed real estate professionals. He also notes that realtors are great once they have a client. Realtors are non-stop and they’re off to the races. However, what they sometimes miss is the first part – how do you get that first date? James Prendamano and Peter Gambino feel that a common issue they have is that they think they’re getting great leads in the most efficient way possible, and then having agents complain about the quality of those leads. Khari’s premium service creates both Facebook and Google ads for the client. At the same time, they are vetting the leads that come in and helping you to schedule them. Khari Harper and James Prendamano both agree – oftentimes, the problem is no the lead but the follow up or the lack thereof.

Khari offers the following ideas to ponder: Do you have SOP’s – or Standard Operating Procedures in place at your firm? Is it your brand you want to boost – or your lead generation? You can’t do both at the same time, Khari says.
