CEO James Prendamano sits down with real estate specialist and entrepreneur Robert Nixon for Casandra Properties’ 12th podcast episode this week.
James kicks off the episode mentioning that the Casandra Properties podcast is now heard in 49 countries around the world, with a YouTube Channel that has well over 8,000 subscribers. James Prendamano humbly thanks all the his subscribers and notes the feedback has been much appreciated and fantastic.
Rob Nixon has been with Casandra Properties for the last seven years, and James refers to him as the “rock star” of the office. “Rob Nixon is the first one in the office and that last one out at night, something that definitely resonates with me,” laughs James Prendamano.
Rob Nixon first began showing signs of his entrepreneurial spirit when he was 12 years old. He actually started a landscaping business in his hometown of Westerleigh, Staten Island. A native Staten Islander, he grew up attending public schools on the island. Things all changed for Rob when he attended Xavier high school in Manhattan. How does a kid from Staten Island wind up at Xavier? Rob thanks his mother for putting the ball in motion. She had looked into an Xavier academic achievement program a friend had told her about, and enrolled Rob during the summer between his seventh and eight grade. Rob thinks the experience changed him forever. He loved all the new ideas he was hearing, the connections he had made, the people he had met, the traveling into the city. He would be only one of his classmates to attend Xavier after Junior High. To this day, Rob credits his mother for having set him on the path to success.
After high school, Rob Nixon attended Marist college where he would go on to receive his Bachelors degree in finance and entrepreneurship. The experience was there was like a brotherhood, Rob fondly recalls, and it was incredibly rewarding. After he graduated from Marist College, Rob thought he would like to get into fixed-income trading. However, he saw how digitized the field had already become and knew there would be even fewer jobs for people. By happenstance, Rob would meet James Prendamano for the first time shortly thereafter. Rob soon earned his real estate license. And the rest, as they say, is history.

James and Rob had attended a Lion’s Pride conference – a bootcamp in January 2019. James thanks Rob for taking him to that conference, in which he had begrudgingly first attended. “It was life changing for me,” emphasized James. “It really forces you to take a look at yourself, improve on your flaws, and help you realize your plans.”
A New Company is Launched . . .
Rob Nixon announces the launch of Capex, which promises white glove service to its clients. “We’re now in the mortgage business, commercial mortgages only”, says Rob – retail, medical, industrial, manufacturing, office, multi-families. James reports that this venture has been about a year in the making, but it has been methodically planned, and he couldn’t be any more excited for the start of company. In addition, says Rob, we are able to provide hard money, alternative loans, and conventional lending products. . .
