What I propose are 4 steps to increase your home value before selling:
Step #1: Ensure the condition of the home is optimal prior to listing. Many buyers are looking for a home that is move in ready especially considering the pricing in our market. Some cost -effective considerations to consider implementing to ensure your home sells quickly and for fair market value include the following: clean the exterior of the home including siding, ensure landscaping is up to par, remove weeds, clean all windows to ensure optimal lighting of the home, painting the interior of the home, cleaning/replacing carpet/flooring which is dirty or stained, organize and clean the home and ensure it’s free of clutter, and air out the home/deodorize to ensure there are no lingering odors or unwanted smells. If you make the home as visually appealing as possible to potential buyers, then there is a high probability you will set yourself up for being able to list for the highest price possible.
Step #2: Consider performing an inspection of the home prior to listing by a licensed inspector. Although there is a cost associated with this, I believe the cost is worthwhile and can be recuperated.
Allow me to explain: when you hire a licensed home inspector to complete a home inspection for your home prior to selling, the inspection will notify you of the issues the home has which you will have the option to remediate prior to listing. Which will in turn allow you to be pro-active not reactive to negotiations with prospective home buyers. If you have the inspection report ready with all the issues you remediated there will be less back and forth between you, your agent, the buyer, and the buyers agent; which makes the entire negotiating process more seamless and hassle-free. This also shows prospective buyers you took care of your home and makes them feel more comfortable making an offer on the home as they know there isn’t much to be fixed if anything at all.
Furthermore, something important to consider is the fact that many sellers have the buyer pay for the inspection which may cause them to not offer on the home after viewing it as they are not sure if they will be happy with the home after the results of the inspection.
If the inspection is already completed and all the problem areas are addressed the buyers will feel more at ease and comfortable about the home and perhaps will be more likely to submit offers.
You can always recuperate the cost of the inspection ($500 or so) in the listing price of the home.
Step #3: Staging of the home. Step #3 goes along with Step #1, however without performing Step#1 we cannot move to step #3. Staging the home is important because as consumers we all make informed decisions based off of what we see in the home. If you spend some time making the home visually appealing that will produce dividends for you at open houses. As agents we read visual and verbal cues from prospective buyers which allows us to determine whether they like the inside of the home or not. When prospective buyers enter a well staged, clean, neat, and clutter free home they make comments such as: “I could see us living here.” “What a beautiful home.” “It’s cozy in here.” Etc. Furthermore, non-verbal cues include nodding when the agents speak, smiling, making eye contact, dilation of pupils, and good body language.
