Originally, we did the initial assemblage and worked through the entitlement process for The View that resulted in some of the highest rental comps that St. George had ever seen. We then subsequently sold the building for $22m to a local investor. We are proud to report the building is at 90% occupancy and serves as a cornerstone in the neighborhood.
We were the exclusive reps that sourced the land, brought the developer through the approval process, and currently serve as the exclusive leasing rep for Downtown Plaza, a 42,000 SF Retail Shopping Center located near Navy Pier and Empire Outlets. Downtown Plaza is now fully leased and home to tenants such as Crunch Fitness and Gotham Motorcycles.
We recently completed a land sale for Liberty Towers, a planned 200-unit mixed use building.
Empire Outlets will be NYC’s first and only outlet center and will open in April of this year. I was hired as a consultant and helped usher this immense project through New York City’s Uniform Land Use Review Process. In addition, we are the exclusive leasing broker for the outlet. I am proud to have brought about leases with Gap, Banana Republic, Nordstrom Rack, H&M, Brooks Brothers, and many others.
I am also proud to have served as the developer’s representative and consultant in the acquisition and planned development of URBY which is currently the Island’s largest mixed-use project with over 950 residential units. URBY was created with a new generation of apartment seekers in mind. URBY boasts many amenities such as an on-site residence farmer, communal kitchen with chef in residence, outdoor pool and much more.
We represented the buyer and seller in the purchase of The Pointe where 57 condominiums and 3 retail units were subsequently built, sold and leased. We also represented the buyer and seller in The Accolade where 101 residential condominiums were developed and subsequently sold. Both are only steps away from the Richmond County Ball Park, Empire Outlets and the St. George Ferry Terminal.
We are truly proud to have been part of the revitalization of the North Shore and to help St. George become one of the hottest neighborhoods in NYC.
