Early Influences
Savannah Arroyo doesn’t recall any defining moments that stick out specifically during her childhood. However, as James Prendamano finds among the vast majority of the successful, entrepreneurial guests, there is usually a common thread of military or sports. Savannah admits she played soccer as a kid, and she was also on the swim team during high school. “Yes, I was into competitive sports very much,” she says.
The Leadership Mindset
I can tell you one thing that’s interesting, says Arroyo. When I was a new nurse, I remember any time the managers or directors would try to implement a new set of rules or protocol, all I would hear was grumbling and complaining around me from my coworkers. There was always so much resistance from the staff. I guess what made me different from them was I always knew where management was coming from. I understood why certain things would need to be done differently. As far as leadership goes, it is definitely something innate – James Prendamano and Rebecca Matulonis agree.
The Leap into Real Estate
Savannah says that she was actually on maternity leave with her second daughter – when she and her husband put their heads together and thought – within five to ten years, we could leave our full-time jobs. We were working with a great lender, who showed us how much equity we had established in our house (in Los Angeles). So we took out a hundred-thousand out, cashed-out and re-financed. We soon had the ability to purchase our first investment property – actually, two! The Arroyos were able to purchase two single-family homes in Atlanta near the airport, which they still own today (in addition to a host of other residential properties, and large apartment complexes across the country!) The point is – the Networth Nurse knew Atlanta real estate was about to blow up, because she had done her research and learned as much information as she could on the market before investing there. One word: Google, she says.
Being Great at Research
Nursing helped me a lot as far as market research. After she earned her Masters degree in Nursing, Savannah had learned a lot about being a great researcher. She says had to do a lot of research and strategic thinking as a manager in the hospital. I learned how to vet a source to see if it was reliable. I got very good at it. Then I just applied that to real estate. We invested in Atlanta, and then we’ve done a number of deals out in Oregon. Savannah notes that when she launched her brand, “The Networth Nurse,” she received little to no feedback from her family and friends. “They didn’t get it,” she said. However, I did get a lot of support from the doctors and nurses I worked with. You could see how excited they got about it.
Syndication
Through syndication, we are able to get people into real estate who don’t want to do all the heavy lifting. They don’t want to deal with the details and the due diligence. Syndication provides that for them. They get weekly updates the first few months, and then quarterly updates. So we do all that, we run the operations of the deal, allowing them to invest passively. That is syndication. We give people the opportunity to be as passive or active in the investment as they want to be. This isn’t like investing in a 401K though, where you just watch it on paper. It’s real estate. It’s a tangible asset that you experience first hand.
Rebecca Matulonis notes that is must be so easy to update people with the digital technology, as we have kept real estate ongoing safely through the pandemic with Matterport tours. It’s just such an immersive experience, adds James Prendamano. You literally cannot leave any documents of importance out on a coffee table; the prospective buyer can actually read them.
Host James Prendamano emphasizes to this listeners – there is no reason not to get into real estate investing. If you are able to do it, you should do it. The rates are so low now, and we don’t know for how much longer that will be. You must take advantage of them now. Don’t get duped into ‘adjustable rates.’ The fact remains that rates are going way up in hot markets across the U.S, Savannah Arroyo adds.
Savannah notes that there definitely were a few books that guided her and helped her along the way.
